We have summarized in this section some of the current projects under the Prague Prime Homes Investment Programme.

V KOLKOVNE NO. 5 - STARE MESTO

Description

The project V Kolkovne No. 5 is a neoclassical building with a net area of around 1,700 sqm in the heart of historical Prague only few steps from The Old Town Square or the Parizska shopping street. The property has been acquired in May 2013. Following the completion of the refurbishment the exit is planned through a sale of the individual units.

First apartments have been sold in the meantime, others are currently under refurbishment and will be offered for sale after completion of the refurbishment.

OVENECKA 33 - PRAGUE BUBENEC

Description

The project is located in Ovenecka street in the district Bubenec, at the border between Prague 6 and Prague 7. The property is situated just a two minute walk from the Letenska Garden and the Stromovka Garden and the Old Town of Prague as well as the Mala Strana district can be reached by feet within 15 minutes as well. The building will be acquired in the current state, Prague Home Invest will take care of the reconstruction, where it is planned to create apartments on the upper floors and commercial units in the basement. Following the completion of the refurbishment the exit is planned through a sale of the individual units.

TUSAROVA - PRAGUE 7

Description

The project in Tusarova street in Prague 7 is a brick building with apartments on the upper levels and commercial spaces on the ground floor. The building has been already partly refurbished in the last years, whereby the attic was not developed yet which provides additional potential.The building has been acquired in 2013, Prague Prime Homes Management takes care of the planned refurbishment, which includes the development of the attic on the one hand and completion of the refurbishment of the other units and common areas on the other.   Prague Prime Homes will also take the lead in the course of the subsequent sale of the individual units after renovation of existing areas and the development oft he attic. The completion of the sale-off of the apartments is scheduled for Autumn 2015, reflecting an investment horizon of around 2 years.

PECHACKOVA - PRAGUE 5

Description

The project is a neoclassical 5 storey building with a net area of around 2,000 sqm in Pechackova street in Prague 5 located only a one minute walk to the river. Even though the property is not located at the riverbank most of the flats provide a view over the river. The building was acquired in the current state, Prague Prime Homes will take care of the complete refurbishment of the building and will also take the lead in the course of the subsequent sale of the individual units. In total it is planned to create 17 apartments  on the upper floors and commercial areas and a parking garage in the basement. The completion of the re-development and sale-off of the apartments is scheduled for the third quarter 2015, reflecting an investment horizon of around 22-24  months.

ELISKY KRASNOHORSKE - PRAGUE 1

Description

Apartment building in the heart of Prague in Elišky Krasnohorske street, just a few meters from the Old Town Square and the luxury shopping boulevard Pařížská. The house was built in 1927 in art deco style. The planned renovation will offer high quality apartments with  around  250  sqm  each  and  a  commercial  unit  in  the  ground  floor.  Apartments will have terraces and  it is planned to create parking spaces for the residents in the basement.  The completion of the re-development and sale-off of the apartments is scheduled for autumn 2016, reflecting an investment horizon of around 24-28 months.

SENOVAZNE NAMESTI - PRAGUE 1

Description

“PPH Senovazne Namesti” is a project in central location in Prague 1 with an existing project for the redevelopment of the building to an upscale 233-key hotel well-equipped with congress areas, fitness & spa, restaurant & bar, business centre, parking and other facilities with a total area of around 17,800 sqm. The project also foresees around 200 sqm of high-end retail spaces on the ground floor with direct street access from Senovážné Square. The project has valid planning and building permits for the planned reconstruction to the hotel and there is a lease agreement with a leading Spanish hotel operator in place. As with all projects PPH Management will undertake the development management during the reconstruction of the project.

The completion of the re-development and hand-over of the hotel to the operator is scheduled for year-end 2017, reflecting an investment horizon of around 3 years.
